Stephanie Zirpoli represents clients across the full spectrum of commercial real estate transactions, with a concentrated focus on development, leasing, and construction. She advises investors, owners, landlords, tenants, and developers on the acquisition, disposition, development, construction, management, and leasing of a wide range of asset classes, including retail, laboratory, industrial, office, multifamily residential, and mixed-use properties.
Her experience spans both single-asset and complex, multi-property, multistate transactions. Stephanie regularly counsels clients on long-term, staggered development transactions, from acquisition through completion and stabilization. She also has extensive experience structuring and documenting integrated developments, from complex arrangements such as Reciprocal Easement Agreements (REAs); Covenants, Conditions, and Restrictions (CCRs); and joint development agreements, to simpler cross-easements and construction licenses.

- Represents developer in connection with a five-building development totaling just under 1 million square feet, including research, lab, office, academic, parking, and mixed-use residential (including retail) spaces. Our representation includes negotiation of the terms for the ground lease of parcels from the University, the lease back of completed space in the buildings to the University, a declaration governing shared areas, parking agreements, and construction contracts.
- Represented owner/developer in the negotiation of a construction agreement for a proposed mixed-use project (including for-sale residential units, retail, and parking) in Brooklyn, New York.
- Represented owner/developer of a proposed 2+ million-square-foot industrial/logistics facility in connection with the development of approximately $30 million of shared offsite infrastructure improvements.
