Lisa Seeman leads the Leasing Team in the firm's Real Estate Transactions and Investments Group. Her practice focuses on commercial real estate, lending, and business acquisitions and dispositions. Lisa represents lenders and borrowers in all aspects of commercial loans and workouts, buyers and sellers in commercial land transactions, sale leaseback transactions, landlords and tenants with commercial leases, publicly traded net-lease REITs, and non-traditional lenders and investment funds.

Lisa is certified by the Minnesota State Bar Association as a Real Property Specialist, a prestigious title held by only two percent of attorneys practicing in her field.

Representative Matters

Represented national REIT client in acquisition of three retail stores located in Arizona and New Mexico for $4.5 million and the creation and negotiation of a Master Lease of the sites back to the Seller/Tenant. Including negotiation of a Shopping Center REA, waivers of rights of first refusal, and a partial sale/taking by the AZ Department of Transportation on a small portion of one site
Represented national REIT client in acquisition of two motorcycle dealerships located in Nebraska and Iowa for $14 million and the creation and negotiation of a Lease of each site back to the Seller/Tenant, which separate leases were cross-collateralized and cross-defaulted. Included taking an assignment of an option to purchase one of the sites, so involved a third-party seller on one site as well
Represented national REIT client in acquisition of eight pharmacies and one distribution center located in NJ, AL, KS, OH, MI, WI, MS, and KY for $32.7 million, along with the creation and negotiation of a Lease of each site back to the Seller/Tenant. Included franchise component with seller/tenant as well

Seconded to the Global Real Estate and Operations Department of a Ballard client that is an international media and entertainment company
Represent landlord clients owning office buildings in Twin Cities Metro area, in all leasing and tenant matters
Represent lenders providing bridge acquisition and construction loans to commercial borrowers, both locally and nationally
Represent downtown skyscraper building owners in office, retail, skyway, and restaurant space leasing, conversion and renovation matters
Represent M&A clients as to real estate portions of transactions
Represent landlord clients in negotiating commercial leases for shopping center and strip mall space
Represent lender in vehicle floor plan and related real estate financing nationally
Represent landlord clients in leasing matters for multiple warehouse area industrial spaces in Minnesota and Wisconsin
Represent investment funds in providing loans to borrowers and investing in joint ventures across the country
Represent developer client in acquiring real estate to build multi-family housing units
Represented REIT buyer in $510 million acquisition of 228 dental office sites nationwide
Represented lender in $720 million loan to 50 senior living facilities in 23 states
Represented lender in $68 million multi-family refinance and a $62 million construction loan on neighboring site
Represented lender in cross-collateralized operating line, asset line and equipment loan
Represented tenant in negotiating relocation of a headquarters space from downtown to suburban location
Represented borrower in financing a land acquisition to construct multifamily housing with a $32.8 million construction loan and an $8.9 million mezzanine loan
Represented lender in $43 million financing project converting an office building into multifamily housing, which included historic federal and state tax credits
Represented lender in providing financing in multiple locations to national restaurant chain
Represented borrower in $13 million CMBS loan to refinance hotels
Represented seller in $86 million stock sale
Represented homeowners' association clients across Minnesota, to form and prepare governing documentation, including single family homes, condominiums, townhouses, twin homes and 55 plus communities
Represented commercial building owner clients in §1031 exchanges and in reverse §1031 exchanges
