Timothy R. Polmateer represents public and private companies, investment banks, commercial banks, specialty finance companies, and institutional lenders, as well as real estate developers and owners, in a variety of real estate financing transactions, with a particular emphasis on commercial real estate finance. Tim represents clients in permanent and bridge loan origination, CMBS conduit loans, construction loans, preferred equity transactions, mezzanine loans, and other subordinate financing structures. He also has experience in other aspects of real estate transactions, including leasing and acquisitions and dispositions of real estate.

While he was in law school, Tim served as a legal intern with the U.S. Department of Housing and Urban Development, where he supported the multifamily real estate transactional team of the Office of General Counsel and worked as a research assistant for his property professor. Prior to law school, Tim served as an officer in the U.S. Army and co-founded a nonprofit that provides sustainability curriculum and job training, professional certifications, and job placement services in the energy efficiency field.

Representative Experience

  • Representation of a national finance company in its balance sheet, bridge lending program, including the origination of numerous multifamily rental and seniors’ housing mortgage loans, often including extensive structuring for future advances and capital improvements programs.
  • Represented a major life insurance company in connection with a $55 million financing of 13 property portfolio of small retail centers across 8 states.
  • Represented a major life insurance company in connection with loan forbearance and modification of 4 shopping centers in Southern California.
  • Represented a major life insurance company in connection with loan forbearance and modification of 3 hotel properties from a national chain in 3 states.
