Karen DaCosta Perzan helps real estate owners, investors and users find creative, efficient, cost-effective solutions to their business challenges—from financing an acquisition or managing the disposition of assets to facilitating a new use for a property or leveraging an incentive program.
Karen has been involved on the buy and sell side of transactions involving real estate across asset classes, including large-scale portfolios. She counsels borrowers in financing transactions, including those involving the EB-5 program, and represents landlords and tenants in leasing transactions and lease portfolio issues.
Karen regularly works with investment funds, large corporate real estate users, REIT related entities and other entities.
She works closely with clients to understand their long- and short-term goals for the transaction and how it positions them with respect to risk and return. She offers market insight, strategic counsel, and a practical approach that helps clients make the most of every transaction.

- Represented impact investment facilities fund in real estate acquisitions, leasing matters, and borrowing transactions across the country
- Represented borrowers in real estate financing transactions, including construction loans, permanent financing, and EB-5 financing
- Represented institutional investors in dispositions of real estate assets, including office, multifamily, and warehouse facilities
- Represented a leveraged lease equity investor in structuring and executing the disposition of equity interests and real estate assets, including sale of interests in:
o a portfolio of more than 50 hospitality properties;
o corporate office buildings, research and development facilities, and warehouse properties; and
o a portfolio of approximately 100 convenience stores and gas stations
