Aiste Palskyte Orszulak focuses her practice on real estate finance, primarily on multifamily and government-sponsored enterprise (GSE) financing. Aiste represents national and regional lenders in financing of all types of conventional and affordable housing properties, including seniors housing, student housing, manufactured housing, and mixed-use properties.

As part of the firm's pro bono program, Aiste has participated in Wills for Heroes and Legal Aid's expungement clinics, where she and other Ballard Spahr attorneys assisted first responders with preparation of estate planning documents and prepared criminal record expungement petitions for low-income Baltimore residents.

Before joining Ballard Spahr as an associate, Aiste clerked in the firm's Real Estate Department for two years while attending law school. As a law student, she worked as a student attorney in the University of Baltimore School of Law Community Development Clinic representing nonprofit and community advocacy group clients in structuring, formation, and tax-exemption matters.
