Rachel S. Dichter focuses on commercial real estate transactions, including acquisitions, dispositions, financing, loan workouts and restructurings. As former in-house counsel, Rachel routinely advises on various topics, including lease interpretation and landlord-tenant issues. Prior to joining Ballard Spahr, Rachel worked for a nonprofit area agency on aging where she helped protect the interests of elderly citizens who may have been the victims of abuse, neglect, exploitation, or abandonment.

Before becoming an attorney, Rachel worked for two large retail companies where she drafted amendments, resolutions, and consents, formed new entities, created minute books, performed as a lease administrator, and handled other real estate and construction matters.

  • Served as counsel to a national association bank in conjunction with a $421,000,000 refinancing of a loan covering 51 properties in 14 different jurisdictions.
  • Represented a national association bank in a $309,000,000 loan for the purchase of a portfolio of industrial properties in 6 different jurisdictions.
  • Represented a national association bank for a $350,000,000 revolving loan facility in the purchase of a portfolio of commercial properties.
  • Served as counsel to a national association bank in a $10,000,000 transaction by a New York real estate investment and management firm for the purchase of a large portfolio of Wilmington rental properties.
