Congress enacted the Military Housing Privatization Initiative (MHPI) in 1996 to improve the quality of government-owned housing and provide more affordable quality private housing for military personnel. The MHPI permits the use of private sector financing to revitalize and build military housing.
Our Military Installation Finance Group is one of a handful of such practices in the country. We represent underwriters/lenders, developers, and bondholder representatives in a range of financing transactions to privatize military installation housing in all three branches of the U.S. Armed Forces.
We have a successful track record negotiating with the U.S. Army, U.S. Navy, and U.S. Air Force and moving projects forward to completion. We have represented clients in closing 16 projects in 12 states involving more than 20,000 housing units and aggregating more than $3.6 billion in development costs.
We also represent clients in connection with enhanced use leases, military construction exchanges, real property exchanges, and Base Realignment and Closure (BRAC) dispositions, which are additional vehicles for the development of privatized housing projects.
Our attorneys are fully experienced in all aspects of these transactions, including public and private debt offerings, project finance, income tax, construction, historic preservation, and environmental issues.
