Bruce L. Benshoof is of counsel in the Real Estate Department and a member of the Real Estate Development, Real Estate Finance, and Real Estate Leasing Groups. He practices general real estate law, with an emphasis on the financing of real estate transactions.
Mr. Benshoof first joined Ballard Spahr in 1998. Then from June 2004 to April 2007, he served as the Assistant Attorney General to the Clerks of the Maryland Circuit Courts. He represented and advised the clerks with respect to all aspects of their duties, including land records (particularly recordation and transfer taxes, nonresident income-tax withholding, recordability, and indexing), civil and criminal filings and dockets, business licenses, and marriage licenses and ceremonies. Mr. Benshoof rejoined Ballard Spahr in April 2007.
His practice has encompassed the representation of a variety of capital sources (including banks, pension funds, and insurance companies) and borrowers in secured financial transactions. He has experience in drafting, negotiating, and closing complex real estate and other asset-backed transactions, including sale/lease-back transactions, participating and convertible debt, mezzanine and bridge financing, and the private placement of commercial mortgage-backed securities.
Mr. Benshoof's experience includes originating and privately placing multiproperty, multistate secured real estate debt as credit-tenant-rated securities. He also structures joint ventures between developers and capital sources for building and operating phased developments.
